What Is Radon?

Radon is a naturally occurring radioactive gas produced by the breakdown of uranium in soil and rock. It enters homes through cracks in foundations, sump pits, crawl spaces, and other openings. Because it's colorless, odorless, and tasteless, the only way to know if it's present is through testing.

Why Should Buyers Test for Radon?

The U.S. Environmental Protection Agency (EPA) identifies radon as the second leading cause of lung cancer after smoking. Since you can't detect it on your own, testing during the home inspection period gives you valuable information before closing.

Even neighboring homes can have different radon levels, so don't assume a home is safe simply because another house nearby tested low.

How Does Radon Testing Work?

A licensed inspector typically places a testing device in the home's lowest livable level for approximately 48 hours. After the test is complete, you'll receive a report showing the home's average radon concentration.

The EPA recommends taking action if the radon level measures 4.0 picocuries per liter (pCi/L) or higher. Some buyers choose to install mitigation systems even at lower levels for additional peace of mind.

What Happens If Radon Levels Are High?

Finding elevated radon doesn't automatically mean you should walk away from the home.

In many cases, buyers negotiate for the seller to install a radon mitigation system before closing or provide a credit toward installation. These systems are highly effective and are designed to safely vent radon gas outside before it enters the home's living space.
